One setup, done once, to the highest standard. Then you simply receive your income, your reports, and full transparency on every booking. Panni Property Management Larnaca, Cyprus When you choose us, we prepare your apartment from empty shelves to a listing that is ready for guests. You do not buy linen, chase suppliers or learn the platforms. Below is exactly what the one-time setup includes, what is paid separately, and what happens next. Everything we provide stays in your apartment and belongs to you. Section 01 ### Your One-Time Setup The price depends on how many guests your apartment can host, because we provide linen and towels for every guest. The introductory price applies to management agreements signed by 1 January 2027. Starting with an empty apartment? These prices are for a new apartment with no furnishings, linen or supplies. If you already have some of these items, we leave them out, and if you already have everything, the setup fee is skipped. Every price can be discussed. Preparation & Launch - Deep clean A professional deep clean before the first guest arrives. Included - Professional photography A photo session that shows your apartment at its best. Included - Listings & accounts We create your listings and accounts on all booking platforms and write the descriptions. Included - Legal compliance check We check that your apartment meets the requirements before it goes live. Included - Guest experience design Check-in flow, house rules and guest messages, set up once and done well. Included Linen & Comfort - Towels Three sets per guest: one in use, one clean and one in the wash. Included - Bed linen & covers Sheets, quilt covers and pillowcases, in the same three sets per guest. Included - Quilts, pillows & blankets Quilts and pillows for every bed, plus blankets. Included - Mattress protectors For every bed, to protect your mattresses. Included - Bath mats & kitchen towels The small things guests notice. Included Safety & Welcome - Safety kit Fire extinguisher, fire blanket, smoke detector and first aid kit. Included - First restock The first supply of all guest essentials, so the apartment is stocked from day one. Included - Welcome folder A printed folder in the apartment and a PDF version for guests. Included Yours to keep. Everything above is bought from local suppliers and stays in your apartment, now and after our agreement ends. Section 02 ### Paid Separately Two items are paid by the owner directly. Nothing else is added to the setup. Item | Price STR registration, Deputy Ministry of Tourism | €222 / 3 years Liability insurance | €150 – 350 / year We file the registration on your behalf and connect you with our insurance partner. The registration is valid for 3 years. Only if your property needs it - Water pressure pump Recommended where water pressure is inconsistent. Quoted separately, typically €400–650 installed. Recommended Section 03 ### What Happens Next The path from your decision to your first booking. - 1 We sign You sign the management agreement and the setup is confirmed. - 2 We prepare Registration, deep clean, linen, safety kit, restock and welcome folder. - 3 We photograph & list Photos, descriptions and listings on every platform. - 4 First guest Your apartment goes live and we take care of every guest from here. Section 04 ### After Launch: You Simply Receive Our management fee is 20% of rental income, plus VAT. There is nothing else to pay. Once your apartment is live, we handle pricing, guest communication, cleaning and day-to-day operations.
