Since May 20, 2026, EU Regulation 2024/1028 applies in Cyprus. The law and the date are real — but enforcement so far has been lighter than the headlines suggested. Here is what that means for owners.

EU Regulation 2024/1028 has applied in all member states, including Cyprus, since May 20, 2026. How strictly Cyprus enforces it today is a different question — and quiet enforcement is not permission, because the data now flows to the authorities regardless.

What Changed

The Regulation sets a common EU framework for data on short-term rentals. Where a member state runs a registration scheme, as Cyprus does, platforms such as Airbnb and Booking.com have to work with it. Three things matter for hosts in Cyprus:

Registration Numbers on Listings

Platforms must show your registration number from the Cyprus Deputy Ministry of Tourism and run checks on listings. When the authorities ask for a listing without a valid registration to be removed, platforms have to act on it.

Monthly Data Sharing

Platforms send listing data to the national authorities, including nights booked and guest numbers, through a national entry point. Hosts cannot opt out of this reporting.

Enforcement in Cyprus: Lighter, Not Absent

An Audit Office sample found that many platform listings in Cyprus did not match the official register (the sample was small), and the Deputy Ministry has said it will strengthen enforcement. So far it has been gentler than in some other countries, but letting without registration can still mean fines of up to €5,000.
