Is Your Property Ready for the
May 20, 2026 EU Deadline?

Starting May 20, 2026, new EU laws change the rules for every Airbnb and Booking.com host in Cyprus. This isn't just another tax rule — it's an automated enforcement system.

⚠️
The deadline is May 20, 2026 — and it is not flexible.

EU Regulation 2024/1028 comes into force across all member states on this date. Cyprus is fully subject to it. Platforms like Airbnb and Booking.com are legally obligated to enforce it — automatically.

What Is Happening

The EU passed Regulation 2024/1028 specifically to close the data gap between short-term rental platforms and national authorities. From May 20, 2026, every host in Cyprus operating on Airbnb or Booking.com is subject to three new enforcement mechanisms — none of which require a human to trigger them.

🚫
Automated Delisting

Platforms like Airbnb and Booking.com are now legally required to remove any listing that does not have a verified registration number from the Cyprus Deputy Ministry of Tourism. No warning. No grace period. Your listing is switched off automatically.

📊
Monthly Data Sharing

Every month, platforms will automatically report your booking activity, guest counts, and nights stayed directly to the authorities. This is not voluntary. Hosts have no opt-out.

🛡️
Mandatory Liability Insurance

As of late 2025, Cyprus law requires all short-term rentals to hold specific liability insurance (minimum €500,000) or face immediate licence revocation — and fines of up to €5,000.

How Panni Property Protects You

We don't just manage guests. We manage your legal right to operate.

The 2026 Compliance Shield

"We handle the bureaucracy so your
calendar stays open and your income stays secure."

  • We ensure your property is correctly registered with the Cyprus Deputy Ministry of Tourism and your registration number is verified across all platforms.

  • We manage the digital data trail required by EU Regulation 2024/1028 — keeping your listing status green and your monthly reporting handled without you lifting a finger.

  • We audit your insurance and safety equipment against the 2026 standard — so you avoid fines of up to €5,000 and never face a licence revocation.

Don't Wait for the Deadline

Bureaucracy in Cyprus moves slowly. The Deputy Ministry of Tourism registration process is not instant. Insurance underwriters need lead time. If you wait until April to start, you may not be compliant by May 20.

The hosts who act now are the ones whose listings survive the transition intact. The hosts who wait are the ones who wake up to a delisted calendar and cancelled bookings.

"Don't wait for the May deadline. We handle the bureaucracy so your calendar stays open and your income stays secure."
