What it costs to get started.

One monthly fee, a one-time setup, and what the owner pays directly. Nothing else.

Monthly management fee

  • 20% of rental income, plus VAT. No booking or admin fees
  • Cleaning is charged to the guest as a separate fee, never taken from your income share

Linen and comfort

PillowsOne pillow for every guest.
QuiltsOne quilt for every bed, queen size.
Mattress protectorsOne for every bed, to protect your mattresses.
Bath towel setBath towel (150 x 80 cm) and hand/face towel, one set per guest, three sets: one in use, one clean and one in the wash.
Bed linen setFitted and flat sheet, quilt cover and pillowcase for every bed, queen size, three sets: one in use, one clean and one in the wash.
Bath and toilet matsA set for the bathroom.
Kitchen towelsFor the kitchen.

Safety

Smoke detectorsOne for every bed (bedroom).
Fire extinguisherFor the kitchen or hallway.
Fire blanketFor the kitchen.
First aid kitComplete kit for guests.

Paid by the owner directly

  • STR registration, Deputy Ministry of Tourism: €222 for 3 years
  • Liability insurance: the price depends on the insurer and your apartment. We can recommend a partner, or you can use your own
  • Only if your property needs it: a water pressure pump, recommended where water pressure is inconsistent, quoted separately (typically €400 to €650 installed)

We can file the registration on your behalf, or you can do it yourself.
